If running a pub in an idyllic country village location close to a beach is your dream then this could be for you.

Pub specialists Everard Cole are holding an open viewing session at the Bakers Arms in Harkstead on the Shotley peninsula on Tuesday, September 6.

The pub will be open for viewing between 2pm and 3pm on Tuesday for prospective new tenants.

Everard Cole claim this opportunity has an abundance of potential to become a thriving village pub, providing quiz and theme nights for the locals, as well as the opportunity to establish a modest food trade.

For those not already familiar, The Bakers Arms is just a short walk from the beautiful Harkstead Beach on the River Stour, with its sandy shores, and has recently become a popular tourist destination as a result of the various lockdowns and is particularly popular with walkers and nature enthusiasts.

This area is a sailor's paradise with both the river and Alton Water reservoir on which to sail, while Harkstead itself is only a s 15 minute drive from the thriving main market town of Ipswich.

The Bakers Arms has been closed since December 2021. and the vendors have no access to previous trading information.

There is an existing Premises License that will need to be transferred to an in-going tenant with a copy available upon request. The rateable value is £5,300.

All remaining fixtures and fittings will be made available to an in-going tenant, excluding any third party items such as beer raising equipment and HMS Pellew bell, located behind the bar servery, which will be retained as part of the landlord's Inventory.

The landlord is in the process of redecorating parts of the private accommodation, as well as redecorating the outside of the pub.

External areas consist of an enclosed yard area with two wooden storage sheds and outbuilding, with several fridges and chest freezers.

Car park for 10 cars with option to add further outdoor seating at far end. Large enclosed trade garden, laid to grass.

The main bar with wooden top has a service area and open fire place and there are front and side door entrances with access to ladies and gents facilities.

The area can seat approximately 12 customers. Split Lounge Bar/Dining Room boasting a large open inglenook fireplace.

The area can seat approximately 40 customers with an entrance to the front of the pub and the trade garden, as well as direct access to a fully equipped trade kitchen and dry store area.

A basement cellar has an internal access to 1st floor, consisting of two double bedrooms, large landing (which could be used as office space), kitchen and bathroom.

As for the tenure, the property is available on a new full repairing and insuring lease, with term to be agreed.

There is a partial tie on all beers, lagers and ciders. Rental offers are sought in the region of £14,000 per annum plus vat.

The Landlord will consider suitable rental concessions to assist the tenant to re-launch the business. Applicants must have sufficient capital available to cover first quarters rent deposit (gross), legal fees including the landlord's legal fees estimated at £1,500 and working capital.

Proof of funding and a business plan will be sought from operators.
